Job Summary:

As the Senior General Service Officer for Getas Real Estate's Property Management Unit, your primary role will be to ensure the optimal functioning, maintenance, and upkeep of our diverse property portfolio, including apartment buildings, commercial spaces, and rented villas. You will be responsible for overseeing all aspects of facility operations, coordinating comprehensive maintenance programs, managing service providers, and ensuring that all properties are well-maintained, safe, and efficient. This position requires a proactive approach to facilities management, strong technical oversight, and a commitment to preserving and enhancing property value through superior operational standards.

Key Responsibilities:

• Develop, implement, and oversee comprehensive preventive and corrective maintenance programs for all assigned properties.

• Coordinate and supervise all maintenance, repair, and renovation activities, ensuring adherence to quality standards, timelines, and budgets.

• Manage relationships with and oversee the performance of all external service providers, including those for HVAC, electrical, plumbing, cleaning, security, landscaping, and waste management.

• Conduct regular, thorough property inspections to identify maintenance needs, assess property conditions, and ensure compliance with safety and operational standards.

• Oversee the procurement and management of materials, equipment, and spare parts required for property maintenance.

• Respond promptly to and manage emergency maintenance situations, ensuring minimal disruption and timely resolution.

• Develop and manage the operational and maintenance budgets for properties, ensuring cost efficiency and accurate financial tracking.

• Implement and enforce facility-related policies and procedures to ensure a safe, clean, and functional environment for tenants and visitors.

• Maintain comprehensive records of all maintenance activities, service contracts, asset inventories, and facility-related documentation.

• Identify and recommend facility upgrades, energy efficiency improvements, and other initiatives to enhance property value and operational performance.

Job Requirements

Qualifications:

• Bachelor's degree in Facilities Management, Civil Engineering, Mechanical Engineering, Electrical Engineering, Property Management, or a related technical field.

• 4+ years of progressive experience in facility management, property maintenance management, or general services, specifically with a focus on building operations and maintenance.

• Demonstrated knowledge of building systems (HVAC, electrical, plumbing, structural), maintenance best practices, and relevant safety regulations.

• Proven experience in managing and coordinating external contractors and service providers for facility-related services.

• Proficiency in using facility management software and Microsoft Office Suite.

• Strong analytical and problem-solving skills, with the ability to diagnose issues and implement effective solutions.

• Excellent organizational skills, attention to detail, and the ability to manage multiple maintenance projects concurrently.

• Effective communication and interpersonal skills for liaising with contractors, technical teams, and other stakeholders.

• A proactive approach to facility upkeep and a strong commitment to operational excellence.
